Hunt Military Communities Achieves Back-to-Back Credit Upgrades and Ahead-of-Schedule Recapitalization Milestone at Atlantic Marine Corps Communities

All classes of AMCC’s outstanding bonds now rated investment grade by S&P Global Ratings; recapitalization account funded three months ahead of pro forma schedule

ALPHARETTA, Ga.--(BUSINESS WIRE)--Hunt Military Communities (HMC) today announced two significant milestones at Atlantic Marine Corps Communities (AMCC), the approximately 7,900-home portfolio spanning eight Marine Corps and Navy installations where HMC has served as Managing Member since October 2024. S&P Global Ratings has issued its second upgrade of AMCC debt since HMC assumed the Managing Member role, bringing all classes of AMCC’s outstanding bonds to investment grade. Additionally, the project’s recapitalization account has received its first deposit in several years, three months ahead of the financial pro forma schedule.

With this month’s action, all classes of AMCC’s outstanding bonds are now rated investment grade, with ratings ranging from A (sf) to AA- (sf). The most subordinate lien — the Class IV bonds — has been upgraded to A (sf) from BBB+ (sf), following a prior upgrade in April 2025, bringing the rating from its earlier BB+ (sf) level to its current investment-grade status. S&P assigned a Positive outlook on the Class I, II, and III bonds and a Stable outlook on the Class IV bonds.

Both milestones reflect sustained improvement in project coverage, underpinned by the completion of repairs from prior hurricane damage and ongoing cost management, as noted by S&P Global Ratings. Separately, based on management-reported, unaudited figures, portfolio occupancy increased from 88.83% to 92.66%, and renegotiated vendor contracts resulted in average savings of 18%. These HMC-reported operational improvements helped support funding of the recapitalization account, the long-term reinvestment instrument for the communities, ahead of the financial pro forma schedule.
