Senior Housing Crunch Fuels Vineyard Park’s Expansion into Seattle’s First Hill

Acquisition and rebrand as Union Grand signal growing demand for urban senior living

MERCER ISLAND, Wash.--(BUSINESS WIRE)--As Seattle faces a tightening supply of senior housing, Vineyard Park Senior Living is moving into the city’s urban core with the acquisition of a First Hill community currently operating as Truewood First Hill. The property will be reintroduced as Union Grand, a Vineyard Park community marking the company’s latest expansion in the Puget Sound region.

“With Union Grand, we’re bringing Vineyard Park Senior Living's model of personalized care and community-focused living to one of the city’s most critical neighborhoods.”

The move comes amid a major demographic shift in King County. The population of residents aged 60 and older is projected to grow by 44% between 2020 and 2040, according to King County Aging and Disability Services—driving increased demand for centrally located housing with access to care.

Situated in Seattle’s First Hill neighborhood—home to several of the region’s leading medical centers—the community offers immediate proximity to healthcare, transit, and walkable amenities, positioning it to meet rising demand for aging-in-place options.

“This is more than a rebrand—it’s a long-term investment in a community that plays a vital role in Seattle’s care ecosystem,” said Shawn Tacey, CEO of Vineyard Park Senior Living. “With Union Grand, we’re bringing our model of personalized care and community-focused living to one of the city’s most critical neighborhoods.”

Demand for urban senior housing is accelerating as older adults prioritize access to healthcare and connected communities.

“Location is increasingly central to senior living decisions,” said Shilpa Patel, COO of Vineyard Park Senior Living. “Communities like Union Grand help bridge the gap between independence and access to care.”

Based on Mercer Island, Vineyard Park Senior Living operates 34 communities across Washington and Arizona. The First Hill acquisition deepens the company’s footprint in the Puget Sound region and expands access to its integrated approach to senior living.

The transition to Union Grand will be seamless for current residents and staff. All services and care will continue uninterrupted, with Vineyard Park partnering closely with on-site teams throughout the process.
