Blue Road Investments Breaks Ground On Second Phase of Master Planned Industrial Park In The El Paso Market
EL PASO, Texas--(BUSINESS WIRE)--Blue Road Investments has broken ground on Westpark Building 2 in Santa Teresa, New Mexico. The building will be a 364,500 SF cross-dock facility featuring 36’ clear heights, ESFR sprinklers, and 185’ truck courts with ample trailer parking. The building will be located at 550 Industrial Avenue within Westpark Logistics Center, a master-planned industrial park strategically located between the Union Pacific Railroad Intermodal and the Santa Teresa Port of Entry, the easternmost land border crossing between Mexico and the United States.

This is Blue Road’s second speculative building in Westpark, coming directly on the heels of Westpark 1, which was fully leased to Tecma and Ergomotion in 2021. While the first two phases of Blue Road’s Westpark buildings have been speculative, the Dallas-based developer has the capacity to construct large built-to-suit projects as well. “We are fortunate to be able to accommodate users ranging from 100,000 SF to 2MSF+, and with fiber connectivity and dedicated launch sites for autonomous vehicles, we are well positioned to meet all of our tenant’s future needs,” added Jeff Hackmeyer, Blue Road’s co-founder and managing partner.
Blue Road has tapped CBRE to lease the project, which is expected to be completed in the third quarter of 2022. “Santa Teresa continues to be an outperforming submarket in the region, offering a unique alternative to the congested eastside of El Paso,” says Christian Perez Giese of CBRE. “There is proven demand for quality industrial space in Santa Teresa and the story will become more compelling in 2022 as new production comes online in Cd. Juarez, Mexico, driving demand for warehouse space on the north side of the border. We are excited to partner with Blue Road on the Westpark project.”
