Suffolk Celebrates Topping Out Both Towers of Four Seasons Private Residences Las Vegas, a Complex Cliffside Development
Innovative general contractor leverages data-driven planning, digital engineering and advanced technologies to build on mountainside development in MacDonald Highlands
LAS VEGAS--(BUSINESS WIRE)--Suffolk, one of the most innovative and successful builders in the country, celebrated the topping out of the Four Seasons Private Residences Las Vegas in Henderson, Nevada. The milestone marks the completion of the project's structural framework and reflects significant progress on a luxury residential development being constructed on a steep mountainside site overlooking the Las Vegas Valley. The achievement demonstrates Suffolk's ability to deliver sophisticated projects in challenging environments through advanced planning, technical expertise and data-driven approach to project execution.
Delivering a high-rise residential project on a dramatically sloped site requires meticulous planning and coordination from preconstruction through execution. Before vertical construction could begin, the team navigated significant site-preparation efforts on the mountainside terrain, including blasting, excavation and logistics planning to support construction activities across the sloped site.
During preconstruction, Suffolk Design conducted technical validation reports and constructability reviews to optimize sequencing, identify coordination challenges and validate critical design elements before work began. Suffolk Technologies supported the project through digital engineering tools including high-accuracy drone surveying, LiDAR scanning and digital twin technology, providing the team with real-time visibility into site conditions and construction progress. Throughout construction, technologies such as OpenSpace, DroneDeploy, Procore, HammerTech and Voyage Control have helped enhance site documentation, quality management, safety oversight, delivery coordination and project controls.
“Building Four Seasons Private Residences Las Vegas cliffside has required exceptional planning, coordination and technical expertise from every member of the project team,” said Pete Tuffo, President of Florida Gulf Coast, Las Vegas and National Gaming. “Drawing on expertise from across Suffolk and the dedication of our project team and trade partners, we’ve successfully navigated complex mountainside conditions, maintained schedule certainty and reached this significant milestone. We're proud to celebrate this achievement alongside Azure Resorts & Hotels and Two Roads Development and look forward to delivering an extraordinary Four Seasons residential experience for future residents.”
Construction is now progressing with glass installation, a significant milestone that will fully enclose both towers and allow interior buildout to accelerate. The two-tower development includes 171 luxury residences connected by a shared arrival experience and a collection of resort-style amenities tailored to residents. Together, these interconnected spaces are being delivered as one of the region's only luxury residential-only tower developments, bringing Four Seasons service and amenities exclusively to homeowners.
Suffolk’s expertise delivering complex residential projects is reflected in its ranking as the No. 1 apartment and condominium, and multifamily construction firm by revenue for 2026 by Building Design + Construction.
Suffolk's Las Vegas portfolio includes the Durango Casino & Resort North Expansion, which recently reached the midway point of construction; Campus for Hope, a more than 20-acre campus designed to provide housing, healthcare, workforce development and supportive services for individuals experiencing homelessness; and the Flamingo Las Vegas lobby renovation.
The company's national gaming portfolio includes signature projects like the Seminole Hard Rock Hotel & Casino in Hollywood, Florida; Encore Boston Harbor; Seminole Brighton Bay Hotel & Casino in Okeechobee, Florida; and Chicken Ranch Casino Resort in Jamestown, California.
