Housing affordability and economic mobility reinforce one another. A stable, affordable home gives people a foundation and the confidence to pursue training, maintain employment, advance in their careers and plan for the future. Reliable income helps these households remain securely housed and build financial strength by creating greater capacity to absorb rising costs and navigate unexpected expenses.
The need is particularly acute for renters with the lowest incomes. According to the Harvard Joint Center for Housing Studies, renters earning less than $30,000 annually have, on average, just $210 left each month to cover other necessities after housing costs — a 60% decline since 2001. That shrinking financial cushion reflects a broader challenge: housing costs continue to outpace income growth, making it increasingly difficult for renters to pay for basic needs and afford safe and stable housing. The challenge underscores the need for solutions that address the underlying economic barriers to long-term housing security.
“Housing stability is about more than having an affordable place to live. It’s also having the financial stability to stay there,” said Paige Carlson-Heim, Head of Social Impact, TD Bank U.S. and Director of TD Charitable Foundation. “Through Housing for Everyone, TD is supporting organizations that bring housing and economic mobility solutions together to help renters build reliable income, build their financial resilience and strengthen housing stability.”
Through the 2027 Housing for Everyone program, the TD Charitable Foundation will fund integrated, community-based approaches that pair housing stability with income advancement and retention. These may include:
- Programs that help renters increase and sustain income through career advancement, credentialing, training and job placement as part of a broader housing stability model;
- Formal partnerships that connect residents with both housing-stability services and workforce-development; and
- Resident services embedded within affordable housing that combine income growth with wraparound support services, such as financial coaching.
“Stable housing and sustained employment empower people to pursue opportunities, support their families and create a foundation to thrive,” said Shelley Sylva, Head of Corporate Citizenship, TD Bank U.S. “By connecting housing and workforce development through the Housing for Everyone program, TD can help open doors to what’s possible for everyone. Together, these resources strengthen local economies, build financial strength across communities and promote long-term housing security for our neighbors."
