Dwight Capital and Dwight Investment Management Close $624MM in September 2026

MIAMI--(BUSINESS WIRE)--Dwight Capital and its affiliate, Dwight Investment Management, closed $624 million in real estate financings in September.

Among the month’s notable transactions was a $71.25 million bridge loan for a four-property, 646-bed skilled nursing portfolio across Montana and Colorado. Loan proceeds financed the acquisition of two Denver-area facilities and the cash-out refinance of two existing facilities in Montana.

The loan carries a 30-month term with a six-month extension option and future funding capacity. The borrower plans to increase census and implement operating improvements at the newly acquired Colorado facilities, with a longer-term goal of transitioning the portfolio to permanent financing. Josh Levin originated the loan.

Dwight also provided a $60 million HUD 223(f) refinance for Birchwood Grove, a newly developed 194-unit townhome community in Davenport, IA. The property comprises 56 two- and three-story townhome buildings, as well as a separate community building that houses a clubhouse, leasing office, and 4,800 square feet of ground-floor commercial space.

Loan proceeds will refinance existing debt, cover closing costs, establish a replacement reserve for future capital improvements, and enable the borrower to access equity built since the property’s initial construction financing. The transaction was originated by Josh Hoffman and Jonathan Pomper on behalf of Kevin Dolan of Dolan Homes LLC.

Dwight also closed a $47 million HUD 221(d)(4) construction loan for The Vic at Sunterra, a 279-unit, Class A multifamily development situated on more than a 10-acre site within the 1,300-acre Sunterra Master Planned Community in Katy, TX. The non-recourse financing features a high loan-to-cost ratio and substantial loan proceeds, along with a 24-month interest-only period, followed by a fully amortizing 40-year term. This structure provides long-term financing stability and predictable debt service well beyond construction completion.

David Scheer and Andrew Tichy originated the loan on behalf of Sandy Aron of Hunington Properties, a full-service commercial real estate firm founded in 1984. Hunington has extensive experience developing multifamily communities across the Greater Houston area, with The Vic at Sunterra reflecting the firm's continued focus on strategic site selection and capital partnerships in high-growth Texas submarkets.
