"GO 99 North answers a genuine shortage of million-square-foot-plus buildings in this market, and it strengthens a corridor we're deeply invested in,” said Robert Guerena, managing partner at GO Industrial. “Building on our success directly to the south at GO 99 South, we're excited to bring this project and the opportunity it creates to the West Valley."

The Cushman & Wakefield team of Mike Haenel, Andy Markham, Phil Haenel and Justin Smith have been retained as the exclusive listing brokers for GO Industrial on this assignment. The building will be available for lease or for sale.

“This project represents a significant milestone for Phoenix’s industrial market,” said Markham. “With current inventory constraints in the larger than 1 million square foot category, this development provides a rare opportunity for large-scale occupiers seeking state-of-the-art features, robust power capacity and flexible office configurations in a single facility. The scale and design of this project set a new benchmark for industrial offerings in the region, and we anticipate strong interest from users with modern logistics and distribution requirements.”

The building will include a 40-foot clear height, supporting efficient racking and storage for high-volume distribution users, as well as four spec office locations that can be tailored to tenant requirements, 6,000 amps of power expandable to 9,000 amps, and HVAC delivered throughout. The building is suited for users requiring substantial electrical capacity and climate-controlled environments, while the design and amenities position it as a premier option for tenants seeking scalability and operational efficiency.

The property offers convenient access to major transportation corridors, supporting efficient regional and national distribution through proximity to key highways. The location is well-positioned to attract logistics, e-commerce and manufacturing users seeking connectivity and operational advantages in Phoenix’s dynamic industrial landscape.
