Lovett Industrial and NewQuest Launch 164-Acre Seguin Exchange Commerce Park at I-10 and Highway 46

SEGUIN, Texas--(BUSINESS WIRE)--Lovett Industrial, a Houston-based industrial real estate investment and development firm, today announced a joint venture with NewQuest to develop Seguin Exchange Commerce Park, a 164-acre Class A industrial campus located at the highly visible northwest corner of Interstate 10 and Highway 46 in Seguin, Texas.

The project is part of NewQuest’s 544-acre Seguin Exchange, a transformative mixed-use development that will include retail, restaurant, entertainment, hospitality, medical, multifamily and industrial uses. The shopping center anchoring the project will encompass more than 750,000 square feet, serving one of the fastest-growing regions in the United States. The integration of large-scale industrial development alongside a dynamic retail and commercial environment will create a unique live-work-serve ecosystem unlike traditional industrial parks.

Upon full build-out, Seguin Exchange Commerce Park will deliver more than 2.0 million square feet of industrial and manufacturing space, with building sizes ranging from 30,000 to 1.3 million square feet. The development will accommodate both speculative facilities and build-to-suit users, including advanced manufacturing, logistics, and high-power operations.

Major infrastructure work is already underway, including construction of a regional detention facility and primary arterial roadways that will serve future building pads. Planned utility improvements are designed to support a broad range of industrial uses, positioning the park to attract significant new employers to the region.

Located directly along Interstate 10, the project offers immediate access to Austin, San Antonio, and major regional distribution corridors. More than 1.2 million workers live within a 45-minute drive, and nearly 30% of the local workforce is employed in manufacturing — reinforcing Seguin’s strong industrial foundation and pro-business climate.
