From Startup to National Homebuilder: Epcon Communities Celebrates 40 Years

DUBLIN, Ohio--(BUSINESS WIRE)--Epcon Communities is celebrating a major milestone in 2026 as the company marks 40 years of building homes, neighborhoods and lifestyles for homebuyers across the country.

What began as a small homebuilding operation in central Ohio has since evolved into a nationally recognized builder and developer known for its signature courtyard-style homes and vibrant, low-maintenance communities.

Founded in suburban Columbus in January 1986 by entrepreneurs Phil Fankhauser and Ed Bacome, Epcon began with a simple idea: create affordable, thoughtfully designed single-level homes that serve the needs of homebuyers, particularly those seeking a low-maintenance community without sacrificing quality or style. At the time, those needs were largely overlooked by traditional homebuilders.

“We believed we had a strong concept,” Bacome said. “But in those early days, we couldn’t have imagined how far it would grow.”

What began as a small homebuilding operation in central Ohio has since evolved into a nationally recognized builder and developer known for its signature courtyard-style homes and vibrant, low-maintenance communities.

“Our success over the past four decades didn’t happen by accident,” Fankhauser said. “Every year, we learned from our customers and applied that learning to our business. I believe we provide the best homes in low-maintenance communities in America.”

Epcon’s first community, Deer Run in central Ohio, helped introduce a new approach to residential living — single-story homes designed with open floor plans and shared outdoor spaces that encourage connection among neighbors while preserving personal privacy. Over time, that distinctive concept helped popularize courtyard-style living for homebuyers and became a hallmark of the Epcon brand.

During the past four decades, the company has grown steadily beyond its Columbus roots. Today, Epcon operates in six markets: Indianapolis, Nashville, Atlanta, Raleigh and Charlotte as well as central Ohio. The company has also expanded its reach through a franchise division launched in 1995, with independent franchise homebuilders in markets across the country.

Together, Epcon and its network of 66 franchisees have developed more than 450 communities in 28 states, delivering homes designed to support engaged lifestyles.

Last year, in anticipation of the company’s 40th anniversary, Epcon’s founders and leadership team launched the Epcon Communities CARES Foundation. Supported by a $1 million commitment, the Foundation formalizes the company’s long-standing philanthropic efforts, focusing on six areas of impact: cancer care and research, pediatric care, military and first responders, animal welfare, disaster relief, and hunger and homelessness.

As Epcon enters its fifth decade, company leaders say the mission that guided its founding remains unchanged.
