CHICAGO--(BUSINESS WIRE)--Peakline Real Estate Funds ("PREF"), a private real estate investment firm with $1.7 billion equity invested, today announced the launch of the Peakline Real Estate Qualified Opportunity Zone Fund IV Program (“QOZ IV”) – the company’s fourth Qualified Opportunity Zone (QOZ) fund program designed to invest in real estate assets across designated Opportunity Zones in the United States.
Building on the firm’s established platform in Opportunity Zone investing, PREF QOZ IV introduces a dual-strategy approach aimed at accessing a range of market opportunities across a variety of improving communities. The QOZ Fund IV Program offers two vehicles to invest in real estate located within QOZs, the Metro fund and Rural fund, allowing investors to invest capital gains into the funds and receive the substantial tax benefits within the QOZ framework renewed in 2025.

Two Distinct Investment Strategies:
QOZ IV is structured to provide investors with exposure to two distinct investment strategies designed to diversify exposure across Opportunity Zone geographies and asset types:
- Peakline Real Estate Metro QOZ Fund IV (“Metro Fund”): Focused on urban and suburban QOZ developments, the Metro Fund targets a diversified portfolio of real estate assets in higher density QOZ locations, including multifamily, mixed-use and select infill industrial assets.
- Peakline Real Estate Rural QOZ Fund IV (“Rural Fund”): Focused on the new designation as Rural Opportunity Zones, this Fund targets a diversified portfolio of lower-density residential, industrial and energy infrastructure assets.
Potential QOZ Tax Benefits:
The QOZ program may provide investors with certain capital gains tax benefits, including:
- Deferral of eligible capital gains for five years
- A step-up in basis at the end of the five-year deferral period: 10% (Metro) or 30% (Rural)
- Elimination of any additional capital gains tax on profits if the investment is held at least ten years, including elimination of depreciation recapture
QOZ IV is designed with a long-term investment horizon, consistent with Opportunity Zone program requirements. The fund seeks to pursue strong risk-adjusted returns through disciplined underwriting, active asset management and a targeted hold period aligned with program guidelines.
PREF has been an active participant in the Qualified Opportunity Zone market, with $1.2B in equity commitments and $4B in total project costs across three prior QOZ funds.
