AUSTIN, Texas--(BUSINESS WIRE)--The Austin real estate market is entering a new phase of stabilization and opportunity following several years of volatility, according to a new report from American Ventures, an Austin-based real estate investment and development firm.

The Austin Real Estate Market Report 2025–2026, titled “The Science of the Deal: The Land of Opportunity,” finds that while prices have moderated and inventory remains elevated, strong population growth, job creation, and infrastructure investment continue to make Austin one of the most resilient real estate markets in the nation.

Key Market Highlights

  • Home prices reset: The median sale price is about $507,000, down nearly 10% year-over-year, with longer marketing times and higher inventory creating buyer leverage.
  • Multifamily recovery: Q2 2025 absorption reached 7,142 units, nearly matching deliveries, with stabilized vacancy near 9.9%. New starts are slowing, supporting rent firming in 2026.
  • Commercial bifurcation: Office vacancy remains near 25%, while industrial demand tied to Samsung, Tesla, and Apple expansions strengthens along SH-130 and I-35.
  • Population and jobs: The metro gained 58,000 residents between 2023 and 2024, up 2.3%, sustaining long-term demand.

The report also highlights major infrastructure projects, including the $4.9 billion I-35 Capital Express Central rebuild and Project Connect’s Blue Line light rail, both expected to expand connectivity and catalyze redevelopment.
