Building on the success of WDC’s recently launched Power & Real Estate Partnership (PREP) Program, which sources land and power from existing owners, the OPP focuses on the other side of the equation — occupiers with immediate or forecasted capacity needs.

WDC’s belief is clear: there is no shortage of power and land — only a shortage of planning. The Occupier Partnership Program provides a framework for proactive, co-developed site delivery, enabling faster time to market and reduced execution risk for hyperscale and AI operators.

Teaming with WDC provides:

  • Predictable delivery of capacity, via a jointly developed portfolio and just-in-time procurement, with the intention of delivering first megawatts within 12 to 24 months.
  • Accelerated occupancy through pre-qualified sites and parallel / shared project management and supply-chain engagement.
  • Expansion and capex avoidance via onsite power development and integrated utility infrastructure planning.
  • Wholesale acquisition possibilities via multi-site, portfolio transactions.

Through the OPP, WDC aims to bridge the gap between power availability and compute demand by qualifying and securing development sites in advance, allowing occupiers to focus on operations rather than real estate execution. WDC is currently advancing due-diligence on over 8GW of powered land opportunities in North America alone.
