Middleburg Communities to Develop 260-Unit Build-to-Rent Community (BTR) Along Florida’s Gulf Coast

Becomes second community Middleburg is developing in Avalon Park Wesley Chapel master plan

VIENNA, Va.--(BUSINESS WIRE)--Middleburg Communities ("Middleburg"), a leading developer of rental housing throughout the Southeast and Sunbelt today announced that they have secured construction financing for Hamlet at Avalon Park, a 260-unit build-to-rent community that will be situated within the Avalon Park Wesley Chapel mixed-use development. Construction on Hamlet at Avalon Park will commence immediately and marks the ninth BTR development start for Middleburg since 2021. The project is a joint venture between Middleburg and Florida-based Mattoni Group, a distinguished private real estate investment and development firm.

Hamlet at Avalon Park marks the second community Middleburg has developed at Avalon Park, which is just 30 minutes from downtown Tampa in Pasco County. In March 2023, the company broke ground on Mosby at Avalon Park, a 338-unit traditional apartment complex, and the first units of Mosby were recently delivered in August 2024. Both the Mosby and Hamlet projects will be walkable to Downtown Avalon Park, a mixed-use town center featuring retail, dining and recreational spaces, including a two-acre town green with an outdoor amphitheater, and the Pinecrest Academy K-10 Charter School, which opened in August 2020.

Like Mosby at Avalon Park, Hamlet at Avalon Park will help meet the high demand for rental housing in the rapidly expanding Tampa region. Both Tampa and Florida’s vibrant Gulf Coast are benefiting from fundamentally strong tailwinds including job, wage and tourism growth as well as population inflows that are among the highest in the country.

Hamlet at Avalon Park will provide individuals and families a unique rental option that offers all the benefits of single-family living but without the costs and maintenance responsibilities of home ownership. The neighborhood-style community will feature a mix of detached housing options, such as cottages, duplexes and townhomes, that are organized around individual pocket parks and greenspaces. What’s more, residents of Hamlet at Avalon Park will have private backyards and access to the community’s clubhouse, which will feature a resort-style pool and state-of-the art fitness center, walking trails, a dog park, pet spa and more.

Hamlet at Avalon Park, like Mosby at Avalon Park, will be situated along State Road 54 and within the 1,600-acre Avalon Park Wesley Chapel master-planned community, one of the Gulf Coast’s premier mixed-use developments. Upon full build-out, Avalon Park Wesley Chapel will consist of more than 2,800 single-family homes and townhomes, approximately 2,000 multifamily units, 560,000 square feet of retail space and 120,000 square feet of office space, alongside two new schools to serve its residents. At completion, the community is projected to be home to approximately 10,000 residents.
