Two Birds to Bring Revolutionary Child Care Concept to AREP’s Inventa Towers in Downtown Silver Spring

Co-working and early childhood education center marks third-executed lease in 30 days

SILVER SPRING, Md.--(BUSINESS WIRE)--Today, American Real Estate Partners (AREP) announced that it has secured a 13,853-square-foot lease with Two Birds at its Inventa Towers property in the heart of Silver Spring.

Ranked #3 on Fortune’s list of the best places in the nation to raise a family, Silver Spring is a highly walkable community just minutes from the nation’s capital. With a downtown boasting more than 200 small businesses, Silver Spring is in dire need of a solution for working parents with young kids. Two Birds fills that gap, offering a professional workspace, early childhood education, and extracurricular classes for children and parents.

Not only does Inventa Towers boast a prime location, but it also offers countless amenities for tenants and community members. AREP’s custom-designed SuiteX spaces will provide the complete office experience with a range of spec suite sizes and configurations that best suit each business—all with access to hospitality-driven town hall style amenities. Additionally, the property’s state-of the art 4,000-square-foot fitness center includes best-in-class equipment and private locker rooms. Its redesigned outdoor plaza features bench seating, walking paths and plenty of green space, plus easily accessible drop-off and pick-up zones. At Inventa Towers, Two Birds customers can enjoy a midday walk or workout knowing their kids are being well taken care of.

“AREP and Two Birds share a common goal: creating ideal spaces that redefine what it means to live, work, and play,” said Kerri Thomas, AREP Senior Vice President, Leasing. “Our research has shown that more and more young families are choosing walkable edge cities that offer all of the benefits of city living at a more convenient scale. Silver Spring is one such city, and with Two Birds settling in at Inventa Towers, working parents now have access to a state-of-the-art child care center and coworking space in the heart of downtown.”

“Inventa Towers offers Two Birds the space and amenities it needs to incorporate the whole family into the childcare experience,” said Kelsey Lents, CEO of Two Birds. “And the location speaks for itself - located just steps away from the Silver Spring metro station, Inventa Towers is about as convenient as it gets for employees and customers.”

Q2 has welcomed a wave of new customers to Inventa Towers. In addition to Two Birds, AREP has also secured a 5,054-square-foot lease with Laisar Management Group, LLC, a business management solutions provider, and signed a 5,636-square-foot lease with Community Multi-Services, INC., a non-profit operator of group homes for developmentally disabled citizens in the Washington, D.C. area.

“It is exciting to see Inventa Towers usher in a new era of business and childcare to the Silver Spring community. Securing three leasing deals in a 30-day period speaks to AREP’s expertise and commitment to improving the communities its properties serve,” said Jason Fleit, SVP of Asset Management at AREP.

Two Birds will officially move into Inventa Towers next spring, with the goal of being open for business on June 2, 2025.
