NEW YORK--(BUSINESS WIRE)--KBRA is pleased to announce the assignment of preliminary ratings to 14 classes of BBCMS 2023-C21, a $679.3 million CMBS conduit transaction collateralized by 32 commercial mortgage loans secured by 152 properties.
The collateral properties are located throughout 47 MSAs, of which the three largest are New York (12.0%), Boston (9.7%), and San Diego (9.2%). The pool has exposure to all major property types except multifamily, with five types representing more than 10.0% of the pool balance: retail (34.2%), office (22.0%), mixed-use (16.7%), industrial (13.2%), and lodging (10.4%). The loans have principal balances ranging from $6.2 million to $65.0 million for the largest loan in the pool, Healthcare Trust MOB Portfolio (9.1%), which is secured by 62 medical office properties spread across 19 states that together contain 1.2 million sf. The five largest loans, which also include Fashion Valley Mall (9.2%), RTL Retail Portfolio (9.2%), Cipriani NYC Portfolio (8.8%), and Rhino Retail Portfolio 2 (8.1%), represent 44.9% of the initial pool balance, while the top 10 loans represent 69.0%.
KBRA’s analysis of the transaction incorporated our multi-borrower rating process that begins with our analysts' evaluation of the underlying collateral properties' financial and operating performance, which determine KBRA’s estimate of sustainable net cash flow (KNCF) and KBRA value using our U.S. CMBS Property Evaluation Methodology. On an aggregate basis, KNCF was 11.1% less than the issuer cash flow. KBRA capitalization rates were applied to each asset’s KNCF to derive values that were, on an aggregate basis, 38.3% less than third party appraisal values. The pool has an in-trust KLTV of 87.1% and an all-in KLTV of 87.8%. The model deploys rent and occupancy stresses, probability of default regressions, and loss given default calculations to determine losses for each collateral loan that are then used to assign our credit ratings.
