KBRA Assigns Preliminary Ratings to BMO 2023-5C1

NEW YORK--(BUSINESS WIRE)--KBRA is pleased to announce the assignment of preliminary ratings to 13 classes of BMO 2023-5C1, a $766.3 million CMBS conduit transaction collateralized by 27 commercial mortgage loans secured by 86 properties.

The collateral properties are located throughout 30 MSAs, of which the three largest are New York (34.3%), Richmond (8.2%), and Atlanta (7.9%). The pool has exposure to all major property type segments, with four types representing more than 15.0% of the pool balance: retail (26.8%), office (25.9%), industrial (19.8%), and multifamily (14.7%). The loans have principal balances ranging from $2.2 million to $62.5 million for the largest loan in the pool, 11 West 42nd Street (8.2%), which is secured by a 960,568 sf, Class-A CBD office building located in the Midtown neighborhood of New York City’s borough of Manhattan. The five largest loans, which also include Short Pump Town Center (8.2%), Gateway Center South (8.2%), Brookview Commons (7.6%), and ICP/IRG Holdings Portfolio (6.9%), represent 38.9% of the initial pool balance, while the top 10 loans represent 67.0%.

KBRA’s analysis of the transaction incorporated our multi-borrower rating process that begins with our analysts' evaluation of the underlying collateral properties' financial and operating performance, which determine KBRA’s estimate of sustainable net cash flow (KNCF) and KBRA value using our U.S. CMBS Property Evaluation Methodology. On an aggregate basis, KNCF was 11.2% less than the issuer cash flow. KBRA capitalization rates were applied to each asset’s KNCF to derive values that were, on an aggregate basis, 41.3% less than third party appraisal values. The pool has an in-trust KLTV of 88.8% and an all-in KLTV of 96.0%. The model deploys rent and occupancy stresses, probability of default regressions, and loss given default calculations to determine losses for each collateral loan that are then used to assign our credit ratings.
