KBRA Assigns Preliminary Ratings to Benchmark 2023-V3

NEW YORK--(BUSINESS WIRE)--KBRA is pleased to announce the assignment of preliminary ratings to 13 classes of Benchmark 2023-V3, a $965.1 million CMBS conduit transaction collateralized by 38 commercial mortgage loans secured by 73 properties.

The collateral properties are located throughout 27 MSAs, of which the three largest are New York (21.3%), Philadelphia (8.6%), and Los Angeles (7.8%). The pool has exposure to all major property types, with four types representing more than 10.0% of the pool balance: office (25.9%), retail (25.8%), mixed-use (12.2%), and industrial (10.8%). The loans have principal balances ranging from $2.9 million to $75.0 million for the largest loan in the pool, 12800 Culver Boulevard (7.8%), which is secured by a 296,000 sf data center and broadcasting facility located in Los Angeles, California, approximately 17 miles west of the city’s CBD. The five largest loans, which also include Brasswater Warehouse Portfolio (6.8%), ExchangeRight Net Leased Portfolio #63 (5.3%), 963 Atlantic Avenue (5.2%), and Gateway Center South (5.2%), represent 30.2% of the initial pool balance, while the top 10 loans represent 51.4%.

KBRA’s analysis of the transaction incorporated our multi-borrower rating process that begins with our analysts' evaluation of the underlying collateral properties' financial and operating performance, which determine KBRA’s estimate of sustainable net cash flow (KNCF) and KBRA value using our U.S. CMBS Property Evaluation Methodology. On an aggregate basis, KNCF was 11.9% less than the issuer cash flow. KBRA capitalization rates were applied to each asset’s KNCF to derive values that were, on an aggregate basis, 40.7% less than third party appraisal values. The pool has an in-trust KLTV of 88.8% and an all-in KLTV of 91.5%. The model deploys rent and occupancy stresses, probability of default regressions, and loss given default calculations to determine losses for each collateral loan that are then used to assign our credit ratings.
