KBRA Assigns Preliminary Ratings to BBCMS 2023-C20

NEW YORK--(BUSINESS WIRE)--KBRA is pleased to announce the assignment of preliminary ratings to 16 classes of BBCMS 2023-C20, an $825.2 million CMBS conduit transaction collateralized by 32 commercial mortgage loans secured by 146 properties.

The collateral properties are located throughout 39 MSAs, of which the three largest are Philadelphia (10.3%), San Diego (10.0%), and Washington – NoVA – MD (9.9%). The pool has exposure to all major property types, with three types representing more than 15.0% of the pool balance: retail (25.0%), office (24.9%), and industrial (18.1%). The loans have principal balances ranging from $2.5 million to $82.5 million for the largest loan in the pool, Fashion Valley Mall (10.0%), which is secured by a 752,047 sf portion of a larger 1.7 million sf, super-regional mall located in San Diego, California. The five largest loans, which also include CX – 250 Water Street (9.1%), Phoenix Huntsville II (8.2%), Healthcare Trust MOB Portfolio (7.5%), and One & Two Commerce Square (7.3%), represent 42.0% of the initial pool balance, while the top 10 loans represent 67.1%.

KBRA’s analysis of the transaction incorporated our multi-borrower rating process that begins with our analysts' evaluation of the underlying collateral properties' financial and operating performance, which determine KBRA’s estimate of sustainable net cash flow (KNCF) and KBRA value using our U.S. CMBS Property Evaluation Methodology. On an aggregate basis, KNCF was 11.2% less than the issuer cash flow. KBRA capitalization rates were applied to each asset’s KNCF to derive values that were, on an aggregate basis, 36.3% less than third party appraisal values. The pool has an in-trust KLTV of 82.4% and an all-in KLTV of 82.9%. The model deploys rent and occupancy stresses, probability of default regressions, and loss given default calculations to determine losses for each collateral loan that are then used to assign our credit ratings.
