KBRA Assigns Preliminary Ratings to Vita Scientia 2022-1 DAC

LONDON--(BUSINESS WIRE)--KBRA UK (KBRA) is pleased to announce the assignment of preliminary ratings to four classes of Vita Scientia 2022-1 DAC a CMBS single-borrower securitisation.

The collateral for the transaction consists of €188.8 million limited recourse, first lien mortgage loan. The floating rate loan has a three-year initial term with two, one-year extension options. The loan is secured by the borrower’s freehold and leasehold interests in seven life science assets (78.6% of loan balance) and one office (21.4%) assets, of which six are located in Leiden in the Netherlands (75.9%), and two are in Munich, Germany (24.1%). The properties are leased to 25 individual tenants, of which the largest represents 26% of gross rental income, and the top 10 represent 89.9%.

KBRA’s analysis of the transaction included a detailed evaluation of the properties’ cash flows and the application of our European CMBS Rating Methodology. The results of our analysis yielded an aggregate KBRA net cash Flow (KNCF) of €13.1 million, and individual property capitalisation rates which had a WA of 5.70%, a KBRA Value of €229.5 million, and a WA KBRA Loan to Value (KLTV) of 82.3%. In our analysis of the transaction, we also reviewed and considered valuation reports and legal documentation.
