KBRA Assigns Preliminary Ratings to NYO 2021-1290

NEW YORK--(BUSINESS WIRE)--Kroll Bond Rating Agency (KBRA) announces the assignment of preliminary ratings to six classes of NYO 2021-1290, a CMBS single-borrower securitization.

The collateral for the transaction is a $950.0 million non-recourse, first lien mortgage loan. The floating rate loan has an initial two-year term with five, one-year extension options and requires monthly interest-only payments based on one-month LIBOR. The loan is secured by the borrowers’ fee simple interests in 1290 Avenue of the Americas, a 43-story, Class-A, LEED Silver certified office tower containing 2.1 million sf located between West 51st and West 52nd Streets along 6th Avenue (Avenue of the Americas) in Midtown Manhattan. As of November 2021, the property was 98.0% leased to 25 tenants inclusive of recent leasing. The five largest tenants include Axa Equitable Life Insurance (25.4% of total base rent, 22.7% of total sf), Neuberger Berman (19.9%, 20.7%), Cushman & Wakefield, Inc. (9.4%, 8.6%), Venable LLP (6.8%, 6.2%), and Hachette Book Group Inc. (5.1%, 6.6%). Together, these five tenants account for 66.6% of total base rent and 64.8% of the total sf.

KBRA’s analysis of the transaction included a detailed evaluation of property cash flow using our U.S. CMBS Property Evaluation Methodology and the application of our U.S. CMBS Single Borrower & Large Loan Rating Methodology. In addition, KBRA also relied on its Global Structured Finance Counterparty Methodology for assessing counterparty risk in this transaction and its ESG Global Rating Methodology, to the extent deemed applicable.

The results of our analysis yielded a KBRA net cash flow (KNCF) for the portfolio of approximately $95.0 million, which is 12.9% below the issuer’s NCF, and a KBRA value of approximately $1.2 billion, which is 38.0% below the appraiser’s as-is value for the property. The resulting in-trust KBRA Loan to Value (KLTV) is 76.6%. In our analysis of the transaction, we also reviewed and considered third party engineering, environmental, and appraisal reports, the results of our site inspection of the property, and legal documentation review.
