NASHVILLE, Tenn.--(BUSINESS WIRE)--Austin-based Endeavor Real Estate Group, in a joint venture with Dallas-based Granite Properties, will begin construction in early August on Gulch Union, the transformative three-phase mixed-use development in the booming urban core neighborhood of Nashville known as The Gulch. The first phase is 1222 Demonbreun, a striking 20-story, 329,000 SF Class-AA office building, including 6,000 SF of retail, that will cater to the modern workforce with high-end amenities and walkable city conveniences.
Located between 12th & 13th Avenues and McGavock & Demonbreun Streets, Gulch Union will be the gateway into The Gulch, uniting South Gulch with Broadway and Music Row. Future phases will include retail, luxury residential, and a boutique hotel, which will further serve to enhance the retail and pedestrian experience in the area.
“The Gulch Union location offers unparalleled access with multiple points of ingress and egress, tremendous walkability, spectacular views, and immediate proximity to Whole Foods and popular retail and restaurants along M-Street and throughout The Gulch,” says Jamil Alam, Managing Principal of Endeavor.
Crews Johnston with Cushman & Wakefield says, “We continue to hear from office users who are looking to reduce their commute time, but still desire an amenity-rich environment that is walkable to downtown entertainment options. As employers compete for talent in a very tight labor market, we expect Gulch Union to appeal to today’s discerning users.”
Gulch Union’s office building will not only stand out by location, but also in design, with amenities that include a fitness center with lockers and showers, a 48-seat training room, an indoor/outdoor sky lounge with dramatic downtown views, a catering kitchen, destination dispatch elevators, a micro-market serving fresh snacks and meals on-site property management, and 24/7 security.
The building was designed by world-class architect HKS, Inc. out of Dallas, TX. Jason Crist with HKS commented, “Sustainability, security, and large column-free floors are consistently identified by tenants as priorities. The Gulch Union office building is pursuing LEED Silver and is located within Nashville’s only LEED ND Neighborhood. The office floors will be large approximately ~30,000 RSF highly efficient floors with minimal columns. The tall floor-to-floor heights combined with full height glass will allow for abundant natural light within the tenant’s space.”
Turner Construction Company will act as building general contractor. The office building is being financed by International Bank of Commerce (NASDAQ: IBOC), and will be built without a pre-leasing requirement.
The project’s targeted completion is May 2020 with tenant improvements starting as early as February 2020. Updates on the project as it begins construction will be found at the project’s social media pages: Twitter @GulchUnion, Instagram @gulchunion and Facebook @gulchunion.
