KBRA Assigns Preliminary Ratings to EQUS 2026-PHNX

NEW YORK--(BUSINESS WIRE)--KBRA announces the assignment of preliminary ratings to six classes of EQUS 2026-PHNX, a CMBS single-borrower securitization. The collateral for the transaction is a $527.1 million floating rate, interest-only mortgage loan. The loan is expected to have an initial two-year term with three, one-year extension options and require monthly interest-only payments. The loan will be secured by the borrower's fee simple interests in 31 industrial assets, which collectively total 3.7 million sf. The portfolio is primarily comprised of warehouse (27 properties, 78.2%) and distribution facilities (3, 10.5%). The properties are all located in the Phoenix MSA, spread across eight cities, the five largest of which are Phoenix (17 properties, 54.5%), Peoria (two, 13.8%), Chandler (four, 7.8%), Gilbert (three, 7.1%), and Tempe (four, 5.9%). As of October 2026, the portfolio was 91.2% leased to a granular roster of approximately 797 unique tenants.

KBRA’s analysis of the transaction included a detailed evaluation of the portfolio’s cash flows using our North American CMBS Property Evaluation Methodology and the application of our North American CMBS Single Borrower & Large Loan Rating Methodology. In addition, KBRA also relied on its Global Structured Finance Counterparty Methodology for assessing counterparty risk in this transaction.

The results of our analysis yielded a KBRA net cash flow (KNCF) for the subject of approximately $38.7 million, which is 9.9% below the issuer’s NCF, and a KBRA value of approximately $481.3 million, which is 40.3% below the appraiser’s aggregate as-is value. The resulting in-trust KBRA Loan to Value (KLTV) is 109.5%. In our analysis of the transaction, we also reviewed and considered third party engineering, environmental, and appraisal reports, the results of our site inspection of selected properties, and legal documentation review.
