FTK Completes $17MM Dallas LIHTC Project

ALLEN, Texas--(BUSINESS WIRE)--FTK Construction Services, a nationwide General Contractor specializing in Affordable Housing/LIHTC projects, is pleased to announce the completion of the rehabilitation of Waterford at Goldmark, a 220-unit affordable housing community in Dallas, Texas. The contract value for this project was $17,094,703.

The owner of the property, April Housing, hosted a Grand-Reopening on July 23, 2026. The ceremony celebrating this event was attended by April Housing leadership, FTK Construction Services, Blackstone Real Estate, PNC Bank, the Dallas Finance Housing Corporation, Dallas County, and the City of Dallas. This is the second project that FTK Construction Services has completed with April Housing in Dallas, Texas.

The property was originally built in 1996. The architect for the renovation was Benton Design Group. The lender was PNC. The property now features modernized one and two-bedroom apartments, with updated amenities.

The renovations completed by FTK Construction Services focused on April Housing’s goal of improving the day-to-day resident experience across the property’s common spaces and 220 residential units, including:

• Renovated kitchens and baths with fresh paint, new cabinetry, new countertops, new plumbing fixtures and appliances, new flooring, and new lighting fixtures.
• New energy-efficient hot water heaters and HVAC replacements in the Leasing Office building and units.
• Exterior renovations included stucco replacement, new paint, fresh paving and striping, landscaping improvements, new roofs and gutters, and signage.
• Enhanced community spaces, including the clubhouse, gym facilities, pool equipment, pool resurfacing and plumbing.
