Catalyst Investment Partners Secures $281 Million Financing for Industrial Outdoor Storage Portfolio
Blackstone Real Estate Debt Strategies and J.P. Morgan Asset Management originate portfolio loans secured by 77 properties situated in high-demand, dense urban markets
NEW YORK--(BUSINESS WIRE)--Catalyst Investment Partners, a real estate investment firm that acquires and operates flexible, low-coverage industrial outdoor storage (IOS) properties in high-barrier-to-entry urban infill markets in the U.S, today announced that it secured $281 million in separate financings originated by Blackstone Real Estate Debt Strategies (“BREDS”) and institutional investors advised by J.P. Morgan Asset Management on behalf of Catalyst IOS Fund II. The J.P. Morgan Asset Management financing represents its first loan secured by a fully dedicated IOS portfolio.

The financings are backed by a portfolio of 77 properties across 12 high-barrier-to-entry IOS markets, including Northern New Jersey, Miami, and Washington D.C. The portfolio is leased to a variety of tenants representing a diverse cross-section of industries including equipment rental, infrastructure and e-commerce companies, underscoring the highly flexible use cases of IOS assets that are situated in dense, urban infill markets.

This milestone follows the successful close of Catalyst’s third IOS-dedicated discretionary fund in February 2026, which was oversubscribed at $400 million in capital commitments (exceeding its original $300 million target) and progressed from first to final close in just seven months during a challenging fundraising environment. Catalyst’s portfolio of flexible IOS properties located in high-barrier-to-entry infill urban markets currently comprises over 150 properties and is on pace to reach 250 sites in 2027, with a current AUM of over $1 billion.
