The property, formerly home to the Domino Sugar Refinery, features more than 2,300 linear feet of direct frontage along the Hudson River, offering unobstructed water views and unparalleled scale in one of the region’s fastest-growing waterfront submarkets. The offering presents a rare opportunity to develop a transformative mixed-use destination, with the potential to accommodate approximately 2,650 residential units across up to 2.6 million square feet, along with complementary retail, cultural and experiential uses.

Cushman & Wakefield’s Capital Markets team, including Gary Gabriel, Ryan Dowd, Niko Nicolaou, Matt Torrance, Michael Flynn and JP Hohl, is exclusively marketing the property on behalf of American Sugar Refining.

“This is a great opportunity to acquire the last significant development parcel along the Yonkers waterfront,” said Ryan Dowd of Cushman & Wakefield. “With its unmatched scale, recent rezoning to allow for mixed-use development, and the ongoing public and private investment along the waterfront, this site is uniquely positioned to support a dynamic, transit-oriented destination that will shape the next chapter of Yonkers’ evolution.”

Situated steps from both the Yonkers and Ludlow Metro-North stations, the site offers direct connectivity to Manhattan in under 30 minutes, as well as convenient access to major regional highways. The surrounding waterfront neighborhood has experienced significant momentum in recent years, with approximately 2,000 residential units delivered since 2018, underscoring strong demand for amenitized, transit-oriented housing.

Originally constructed in the early 20th century, the site operated as a major industrial hub for more than a century and is now poised for repositioning into a vibrant, publicly accessible waterfront district aligned with the City of Yonkers’ long-term revitalization vision.
