KBRA Assigns Preliminary Ratings to BBCMS 2023-5C23

NEW YORK--(BUSINESS WIRE)--KBRA is pleased to announce the assignment of preliminary ratings to 15 classes of BBCMS 2023-5C23, a $721.3 million CMBS conduit transaction collateralized by 31 commercial mortgage loans secured by 33 properties.

The collateral properties are located throughout 16 MSAs, of which the three largest are New York (27.7%), Philadelphia (22.9%), and Houston (15.5%). The pool has exposure to all major property types, with five types representing more than 10.0% of the pool balance: multifamily (34.3%), office (17.8%), lodging (16.8%), retail (13.7%), and mixed-use (13.2%). The loans have principal balances ranging from $2.0 million to $65.9 million for the largest loan in the pool, Piazza Alta (9.1%), which is secured by a 695-unit, Class-A, multifamily luxury high rise located in Philadelphia, Pennsylvania. The five largest loans, which also include Philadelphia Marriott Downtown (9.0%), 323 West 96th Street (9.0%), Westfarms (7.8%), and Sugar Land Town Square (7.6%), represent 42.5%, while the top 10 loans represent 69.3%.

KBRA’s analysis of the transaction incorporated our multi-borrower rating process that begins with our analysts' evaluation of the underlying collateral properties' financial and operating performance, which determine KBRA’s estimate of sustainable net cash flow (KNCF) and KBRA value using our U.S. CMBS Property Evaluation Methodology. On an aggregate basis, KNCF was 10.6% less than the issuer cash flow. KBRA capitalization rates were applied to each asset’s KNCF to derive values that were, on an aggregate basis, 37.4% less than third party appraisal values. The pool has an in-trust KLTV of 86.7% and an all-in KLTV of 92.0%. The model deploys rent and occupancy stresses, probability of default regressions, and loss given default calculations to determine losses for each collateral loan that are then used to assign our credit ratings.
