KBRA Assigns Preliminary Ratings to BBCMS 2022-C18

NEW YORK--(BUSINESS WIRE)--KBRA is pleased to announce the assignment of preliminary ratings to 17 classes of BBCMS 2022-C18, a $808.2 million CMBS conduit transaction collateralized by 37 commercial mortgage loans secured by 114 properties.

The collateral properties are located throughout 30 MSAs, of which the three largest are New York (11.1%), Inland Empire (8.4%), and Columbus (8.2%). The pool has exposure to all major property types, with four types representing more than 10.0% of the pool balance: retail (27.0%), office (20.7%), industrial (19.9%), and lodging (18.8%). The loans have principal balances ranging from $2.6 million to $68.0 million for the largest loan in the pool, Rialto Industrial (8.4%), which is secured by a 1.1 million sf single tenant industrial warehouse/distribution center located in Rialto, California, approximately seven miles west of San Bernadino. The five largest loans, which also include Spartan Retail Portfolio (8.1%), WRS Retail Portfolio (7.4%), Hilton Columbus at Easton Town Center (6.1%), and Liberty Park at Tysons (5.6%), represent 35.6% of the initial pool balance, while the top 10 loans represent 57.1%.

KBRA’s analysis of the transaction incorporated our multi-borrower rating process that begins with our analysts' evaluation of the underlying collateral properties' financial and operating performance, which determine KBRA’s estimate of sustainable net cash flow (KNCF) and KBRA value using our U.S. CMBS Property Evaluation Methodology. On an aggregate basis, KNCF was 11.7% less than the issuer cash flow. KBRA capitalization rates were applied to each asset’s KNCF to derive values that were, on an aggregate basis, 42.6% less than third party appraisal values. The pool has an in-trust KLTV of 90.2% and an all-in KLTV of 95.9%. The model deploys rent and occupancy stresses, probability of default regressions, and loss given default calculations to determine losses for each collateral loan that are then used to assign our credit ratings.
