Keen-Summit Announces Former Ohio Valley University Campus Up for Sale as Market for Higher Ed Real Estate Heats Up

VIENNA, W.Va.--(BUSINESS WIRE)--Ohio Valley University recently became one of the latest small colleges forced to close, a casualty of the pandemic and other factors that have placed tremendous financial stress on many higher education institutions nationwide. The Vienna-Parkersburg, West Virginia, campus of the former university has now become available for sale, presenting a unique investment opportunity for another academic institution, senior care or healthcare facility, or redevelopment. The property includes 11 buildings totaling over 327,000 square feet on approximately 255-acres.

According to David Levy, Managing Director of Keen-Summit Capital Partners LLC, the real estate firm retained by court-appointed receiver ABTV Receivership Services LLC, to sell the property, the campus is central to the community surrounding it, which contains about 110,000 people within a ten-mile radius. “Beyond the Vienna/Parkersburg area, the campus is also in close proximity to Charleston, West Virginia, and a little over two hours from Pittsburgh, PA and Columbus, OH. In real estate, we say location, location, location, which is why this property is in a very desirable spot,” he adds. “And with the Mid-Ohio Valley Regional Airport and I-77 less than 10-miles away, it’s easy to access and supply.”

Levy said that interested parties are welcome to bid on the entire campus or portions of it, be it the North Campus, South Campus, Snyder Activity Center gymnasium, or the Fox Dining Hall, which would make a great youth or community center given its layout and ample parking. There are six vacant parcels of land and lots available as well.

The picturesque Ohio Valley College opened in September 1960. In 1963, the South Campus opened with additional buildings added in the following years. Ohio Valley later merged with Northeastern Christian Junior College and purchased the former St. Joseph’s Seminary, creating the North Campus, which included 134 acres of land located less than a mile from the original campus and expanded to fill both campuses, becoming Ohio Valley University in 2005. Suffering from a decreased enrollment, the college made the difficult decision to suspend operations in December 2021.

The campus, which is nestled on the border of Ohio, is rich with history and has been a cherished institution within the community for nearly 60 years, explains Mike Kain, Engagement Manager of the project for ABTV Receivership Services. “OVU contributed in multiple ways to the community by providing good employment and quality education for students for generations,” Kain says. “We are taking steps to preserve the property and run a smooth and orderly sale process. Our hope is to enable the property to continue to be a productive complex within the Parkersburg, Vienna, and Wood County communities.”
