KBRA Assigns Preliminary Ratings to WFCM 2022-C62

NEW YORK--(BUSINESS WIRE)--KBRA is pleased to announce the assignment of preliminary ratings to 33 classes of WFCM 2022-C62, a $531.9 million CMBS conduit transaction collateralized by 46 commercial mortgage loans secured by 82 properties.

The collateral properties are located throughout 45 MSAs, of which the three largest are Houston (8.2%), Los Angeles (7.6%), and New York (6.5%). The pool has exposure to all major property types, with four types representing more than 10.0% of the pool balance: retail (30.0%), office (27.8%), industrial (11.6%), and mixed-use (10.1%). The loans have principal balances ranging from $2.0 million to $44.7 million for the largest loan in the pool, Pacific Castle Portfolio (8.4%), which is secured by four anchored retail centers located in California (376,659 sf) and Utah (88,456 sf) that together contain 465,115 sf. The five largest loans, which also include Whizin Market Square (7.6%), Midtown Central Square (6.8%), Artthaus Studios (4.5%), and Long Lake Crossing (3.9%), represent 31.2% of the initial pool balance, while the top 10 loans represent 48.6%.

KBRA’s analysis of the transaction incorporated our multi-borrower rating process that begins with our analysts' evaluation of the underlying collateral properties' financial and operating performance, which determine KBRA’s estimate of sustainable net cash flow (KNCF) and KBRA value using our U.S. CMBS Property Evaluation Methodology. On an aggregate basis, KNCF was 9.8% less than the issuer cash flow. KBRA capitalization rates were applied to each asset’s KNCF to derive values that were, on an aggregate basis, 41.3% less than third party appraisal values. The pool has an in-trust KLTV of 100.0% and an all-in KLTV of 102.6%. The model deploys rent and occupancy stresses, probability of default regressions, and loss given default calculations to determine losses for each collateral loan that are then used to assign our credit ratings.
