The mezzanine debt investment has a fixed preferred return of 10.0%. MogulREIT I recently acquired a $1.45-million preferred equity investment related to the acquisition of a flex property that is 100% leased to the Animas Corporation, a wholly owned subsidiary of Johnson & Johnson. The preferred equity investment is in West Chester, Pennsylvania, and it has a fixed preferred return of 10.5%.
