Mintz Guides Potentia on Closing of Landmark $65 Billion Technology Infrastructure Development in Indiana

NEW YORK--(BUSINESS WIRE)--Mintz advised Potentia Inc. (Potentia), a leading developer of large-scale technology and energy infrastructure, on the closing today of its investment in Heartland Industrial Park, a major technology infrastructure development located in Sullivan County, Indiana.

The project is expected to drive approximately $65 billion in total investment by tenants and partners by 2030, positioning it among the largest private infrastructure projects in Indiana’s history. Heartland Industrial Park was selected for its ability to deliver the power capacity, reliability, and scalability required for institutional-grade data and technology operations.

In addition to its scale, the project is expected to generate substantial economic and community benefits, including:

• Approximately 2,750 construction jobs across skilled trades during the multiyear buildout
• More than 500 permanent local positions, with wages above the regional average
• Over $50 million in direct community enhancement payments benefiting organizations throughout the Wabash Valley
• $4.5 million in targeted charitable contributions, including support for the Brown Baggers School Food Program, Sullivan County Park & Lake, and College Hall Merom Camp & Retreat Center
• The donation of 15 acres of land to Sullivan County for the construction of a new fire station.

Potentia has also committed to fully funding the project’s power infrastructure and upgrades and has not sought or received any tax abatements, allowing the project’s full assessed value to support local schools, services, and infrastructure from the outset.
