Forum Investment Group Introduces New Real Estate Exchange Strategy
DENVER--(BUSINESS WIRE)--Forum Investment Group (“Forum”) a private real estate investment management firm, recently introduced a new Real Estate Exchange strategy, a private, tax-deferred real estate exchange solution designed to help qualified investors reinvest 1031 exchange proceeds by transitioning from active property ownership into a passive, professionally managed real estate structure.
Forum’s Real Estate Exchange strategy is designed to provide investors an alternative to direct property ownership following the sale of appreciated real estate. Through this strategy, investors may reinvest exchange proceeds into institutional-quality, income-producing commercial real estate while working with a Qualified Intermediary and adhering to all applicable 1031 exchange requirements and timelines.
Unlike traditional exchange programs that are limited or episodic, Forum’s Real Estate Exchange strategy is structured as a continuous program, providing access to exchange solutions as timing and planning needs arise. The strategy also contemplates potential 721 Exchange and UPREIT structures, which may enable tax-deferred contributions of real property to a REIT.
While investors have historically accessed exchange solutions through a range of third-party providers, Forum’s Real Estate Exchange strategy marks the firm’s first proprietary program designed to deliver a more integrated, institutionally aligned approach to tax-deferred investing within Forum’s broader real estate platform.

1031 exchanges incorporate commonly used exchange structures, including Delaware Statutory Trusts (DSTs), which allow investors to own fractional interests in professionally managed commercial real estate, as well as 721 Exchange and UPREIT structures that may enable investors to contribute real property to a REIT on a tax-deferred basis.
Potential benefits of Forum’s Real Estate Exchange strategy may include the ability to defer capital gains taxes, transition to hands-off ownership, pursue ongoing income and potential capital appreciation, and plan for future generational wealth through estate planning strategies, such as step-up in basis for heirs.
As with all 1031 exchanges, investors must identify replacement properties within 45 days of sale and complete the exchange within 180 days, working directly with a Qualified Intermediary.
