Barings Provides $48.1 Million in Bridge Financing on a Logistics Facility in Queens, New York

CHARLOTTE, N.C.--(BUSINESS WIRE)--Barings, one of the world’s largest diversified real estate investment managers, announced that it has provided a $48.1 million loan to Wildflower to refinance the existing loan on JFK Conduit Logistics (“the property”) in Queens, NY.

“We’re excited to partner with Wildflower on JFK Conduit Logistics, a strategically located facility in the high-demand JFK industrial submarket. With secured underground parking, strong regional connectivity, and limited future supply, the project is well-positioned for long-term success. This marks Barings’ second deal with Wildflower and highlights our ability to deliver flexible equity and debt solutions,” said Ryan Naumes, Managing Director with Barings.

“JFK Conduit Logistics exemplifies our long-term thesis around high-throughput, last-mile infrastructure in tightly constrained urban markets,” said Adam Gordon, Managing Partner of Wildflower.

The property is a recently constructed 116,725 SF logistics facility with 61,425 SF of warehouse space and a 55,300 SF subterranean parking garage. The building features 36’ clear heights in the warehouse and 10’6” clearance in the subterranean parking garage, four dock-high loading doors with two ramped drive-in bays, street-to-street loading, and 4,000 AMPS of power.

Peter Rotchford, Nicco Lupo, and Clayton Ross of JLL advised the sponsorship on the financing.

This transaction expands Barings’ $23.79+ billion* real estate debt platform, which leverages the team’s broad direct origination capabilities and deep credit expertise to invest in loans secured by institutional-quality commercial real estate.
