KBRA Assigns Preliminary Ratings to Benchmark 2022-B32

NEW YORK--(BUSINESS WIRE)--KBRA is pleased to announce the assignment of preliminary ratings to 20 classes of Benchmark 2022-B32, a $1.8 billion CMBS conduit transaction collateralized by 47 commercial mortgage loans secured by 171 properties.

The collateral properties are located throughout 45 MSAs, of which the three largest are Washington–NoVA–MD (9.2%), Chicago (7.7%), and Detroit (7.1%). The pool has exposure to most major property types, with only one type representing more than 15.0% of the pool balance: office (51.8%). The loans have principal balances ranging from $2.3 million to $125.0 million for the largest loan in the pool, Old Chicago Post Office (7.0%), which is secured by a 2.3 million sf, LEED Gold-certified office building located in the West Loop neighborhood of downtown Chicago, Illinois. The five largest loans, which also include the Bedrock Portfolio (7.0%), Rosewood National Storage 13 (6.1%), CX – 350 & 450 Water Street (5.7%), and One Wilshire (5.1%), represent 31.0% of the initial pool balance, while the top 10 loans represent 51.7%.

KBRA’s analysis of the transaction incorporated our multi-borrower rating process that begins with our analysts' evaluation of the underlying collateral properties' financial and operating performance, which determine KBRA’s estimate of sustainable net cash flow (KNCF) and KBRA value using our U.S. CMBS Property Evaluation Methodology. On an aggregate basis, KNCF was 10.7% less than the issuer cash flow. KBRA capitalization rates were applied to each asset’s KNCF to derive values that were, on an aggregate basis, 41.4% less than third party appraisal values. The pool has an in-trust KLTV of 95.9% and an all-in KLTV of 104.5%. The model deploys rent and occupancy stresses, probability of default regressions, and loss given default calculations to determine losses for each collateral loan that are then used to assign our credit ratings.
