KBRA Assigns Preliminary Ratings to Provident Funding Mortgage Trust 2021-INV1 (PFMT 2021-INV1)

NEW YORK--(BUSINESS WIRE)--Kroll Bond Rating Agency (KBRA) assigns preliminary ratings to 27 classes of mortgage pass-through certificates from Provident Funding Mortgage Trust 2021-INV1 (PFMT 2021-INV1), the first transaction by the Sponsor to be collateralized entirely by agency-eligible investment property loans. The pool comprises 1,203 first-lien, fixed rate residential mortgage loans with an aggregate principal balance of $296.1 million as of the July 1, 2021 cut-off date. The pool is characterized by significant borrower equity in each mortgaged property, as evidenced by the WA original LTV of 59.1% and WA original CLTV of 59.1%. The weighted average original credit score is 778, which is well within the prime mortgage range.

KBRA’s rating approach incorporated loan-level analysis of the mortgage pool through its KBRA RMBS Credit Model, an examination of the results from third-party loan file due diligence, cash flow modeling analysis of the transaction’s payment structure, reviews of key transaction parties and an assessment of the transaction’s legal structure and documentation.
