KBRA Assigns Preliminary Ratings to Agora Securities UK 2021 DAC

LONDON--(BUSINESS WIRE)--Kroll Bond Rating Agency UK Limited (KBRA) is pleased to announce the assignment of preliminary ratings to four classes of Agora Securities UK 2021 DAC, a CMBS single-borrower securitisation.

The collateral for the transaction consists of a £211.5 million limited recourse, first lien mortgage loan. The floating rate loan has a two-year term with three 12-month extension options. The loan is secured by the borrowers’ interests in nine retail parks located throughout the UK. The largest asset is 15.7% by allocated loan amount, while the portfolio is leased to approximately 110 individual tenants, of which the largest represents 8.4% of gross rental income, and the top 10 represent 52.8%.

KBRA’s analysis of the transaction included a detailed evaluation of the properties’ cash flows and the application of our European CMBS Rating Methodology. The results of our analysis yielded a KBRA net cash flow (KNCF) of £27.5 million, individual property capitalisation rates of 9.50% to 10.00%, a KBRA Value of £285.5 million, and a KBRA Loan to Value (KLTV) of 74.1%. In our analysis of the transaction, we also reviewed and considered third party technical due diligence, environmental, and valuation reports; and legal documentation.
