KBRA Preliminary Ratings to BANK 2021-BNK33

NEW YORK--(BUSINESS WIRE)--Kroll Bond Rating Agency (KBRA) is pleased to announce the assignment of preliminary ratings to 38 classes of BANK 2021-BNK33, a $1.0 billion CMBS conduit transaction collateralized by 68 commercial mortgage loans secured by 143 properties.

The collateral properties are located throughout 33 MSAs, the largest three of which are New York (30.7%), Miami (9.5%), and Detroit (8.3%). The pool has exposure to all of the major property types, except for lodging, with three types representing more than 20.0% of the pool balance: office (34.8%), multifamily (24.4%), and retail (20.6%). The loans have principal balances ranging from $1.4 million to $95.0 million for the largest loan in the pool, Miami Design District (9.5%), which is secured by a 497,094 sf, Class-A luxury retail, gallery, and creative office complex located in Miami, Florida, approximately four miles north of the city’s CBD. The five largest loans, which also include Equus Industrial Portfolio (7.0%), 261-275 Amsterdam Avenue (5.5%), Flushing Plaza (5.2%), and 909 Third Avenue (5.5%), represent 32.0% of the initial pool balance, while the top 10 loans represent 53.0%.

KBRA’s analysis of the transaction incorporated our multi-borrower rating process that begins with our analysts' evaluation of the underlying collateral properties' financial and operating performance, which determine KBRA’s estimate of sustainable net cash flow (KNCF) and KBRA value using our U.S. CMBS Property Evaluation Methodology. On an aggregate basis, KNCF was 8.8% less than the issuer cash flow. KBRA capitalization rates were applied to each asset’s KNCF to derive values that were, on an aggregate basis, 43.0% less than third party appraisal values. The pool has an in-trust KLTV of 89.6% and an all-in KLTV of 98.1%. The model deploys rent and occupancy stresses, probability of default regressions, and loss given default calculations to determine losses for each collateral loan that are then used to assign our credit ratings.
