Grenadier Homes Finds Niche in Hottest Market

Local Builder Doubles Number of Communities in Last Year

Estimates 300 Homes Sold by End of 2021

PLANO, Texas--(BUSINESS WIRE)--Grenadier Homes announced today it has doubled the number of new home communities featuring the builder’s one-story villas and two-story townhomes over the last year. The local homebuilder says it has found a niche in the hottest DFW housing market and expects to sell 300 homes by the end of 2021, a 66 percent jump over the previous year.

“Townhomes have always been our passion,” said John Egnatis, co-founder and CEO of Grenadier Homes. “When we first began building, we focused on urban townhomes and mid-rises and then progressed to patio homes, lake houses and custom homes. We took our experiences from the last 25 years and brought those details into a streamlined approach to suburban townhomes on the other end of the price spectrum. We desire that our buyers live a high-quality life at a really great price. We’re selling a house every day and that incredible growth is proof of what buyers want.”

With prices from the mid-$200s, Grenadier’s townhomes are attracting all walks of life from baby boomers who are downsizing to millennials who don’t want to move into the same kind of house their parents had. The single-story villas are an especially big seller for empty nesters who no longer want to climb stairs.

“There is a desire for unique architecturally appealing spaces without having to buy a huge mansion and large lot,” said Anthony Natale, President of Grenadier Homes. “Our approach is based on a more European and urban community lifestyle. We have designed our neighborhoods in locations with access to nature and amenities to provide the best quality of life. You will absolutely live better inside and outside our homes.”

The one-story villas and two-story townhomes are currently located in multiple master-planned communities across North Texas including Meridian at Southgate in McKinney, Mira Lagos in Grand Prairie, Riverset in Garland, Windsong Ranch in Prosper, Wooded Creek in Fairview and Woodbridge in Wylie.

Grenadier has blended stunning exterior architectural elements, native landscapes, light-filled volume interiors and designer finishes, giving buyers a home that is more high-end than expected for the price point. The builder also places a huge emphasis on being creative with space, including courtyards and backyards for pets. The townhomes feature smart open-concept floor plans with modern fixtures and an indoor/outdoor living space with sliding glass doors on the front of the house, increasing the chance of interacting with neighbors and connecting with the community. The 200-foot outdoor space leaves plenty of room for a trellis, grill, fire pit and planters for herbs and flowers.

Egnatis and Natale met in Canada in 1970 when they were five years old and developed a fast friendship built on a shared love of playing hockey both on the street and on the ice at Grenadier Pond. So how did hockey turn into homebuilding?

“We didn’t set out to redefine the way homeowners live,” said Egnatis. “However, with a passion for urban planning and architecture, and with the experiences of family vacations to European villages as kids and backpacking trips as 20-somethings, we recognized there had to be a better way to create a true neighborhood.”

Natale added, “We’ve been building for a long time, but this is where we can offer the greatest value. In five years, we want to be known as the premiere townhouse builder in DFW. There’s an enormous amount of opportunity for this product in city suburban planning. All of the synergies are coming together proving that we do it really well and that’s rewarding.”
