KBRA Assigns Preliminary Ratings to MSBAM 2025-5C2

NEW YORK--(BUSINESS WIRE)--KBRA is pleased to announce the assignment of preliminary ratings to 35 classes of MSBAM 2025-5C2, a $713.6 CMBS conduit transaction collateralized by 35 commercial mortgage loans secured by 164 properties. The collateral properties are located throughout 39 MSAs, of which the three largest are New York (32.0% of pool balance), Boston (11.9%), and Seattle (7.5%). The pool has exposure to all major property types, with four types representing more than 10.0% of the pool balance: multifamily (31.0%), mixed-use (27.3%), and office (11.1%). The loans have in-trust principal balances ranging from $2.7 million to $71.0 million for the largest loan in the pool, The MC (10.0%), a Class-A, mixed-use multifamily/retail complex located in the Bedford-Stuyvesant neighborhood of New York City's borough of Brooklyn. The five largest loans, which also include Vertex HQ (9.1%%), Terra Apartments (7.7%), Sterling Plaza (7.5%), and The Depot at Nickel Plate (5.1%), represent 39.3% of the initial pool balance, while the top 10 loans represent 59.4%.

KBRA’s analysis of the transaction incorporated our multi-borrower rating process that begins with our analysts' evaluation of the underlying collateral properties' financial and operating performance, which determine KBRA’s estimate of sustainable net cash flow (KNCF) and KBRA value using our North American CMBS Property Evaluation Methodology. On an aggregate basis, KNCF was 7.1% less than the issuer cash flow. KBRA capitalization rates were applied to each asset’s KNCF to derive values that were, on an aggregate basis, 37.3% less than third party appraisal values. The pool has an in-trust KLTV of 96.1% and an all-in KLTV of 100.6%. The model deploys rent and occupancy stresses, probability of default regressions, and loss given default calculations to determine losses for each collateral loan that are then used to assign our credit ratings.
