KBRA Assigns Preliminary Ratings to MSBAM 2025-5C1

NEW YORK--(BUSINESS WIRE)--KBRA is pleased to announce the assignment of preliminary ratings to 34 classes of MSBAM 2025-5C1, a $934.6 million CMBS conduit transaction collateralized by 40 commercial mortgage loans secured by 67 properties.

The collateral properties are located throughout 27 MSAs, of which the three largest are New York (17.3%), Chicago (13.6%), and Boston (13.1%). The pool has exposure to most major property types, with four types representing more than 10.0% of the pool balance: multifamily (29.6%), retail (23.1%), office (16.7%), and industrial (12.4%). The loans have principal balances ranging from $3.2 million to $93.0 million for the largest loan in the pool, Grand Plaza (10.0%), which is secured by a 481-unit, Class-A, high-rise multifamily building located in Chicago, Illinois. The five largest loans, which also include Logan Cargo Park (9.6%), Project Midway (7.4%), Waterford Grove Apartments (6.7%), and Gateway Center North (6.4%), represent 40.0% of the initial pool balance, while the top 10 loans represent 61.1%.

KBRA’s analysis of the transaction incorporated our multi-borrower rating process that begins with our analysts' evaluation of the underlying collateral properties' financial and operating performance, which determine KBRA’s estimate of sustainable net cash flow (KNCF) and KBRA value using our North American CMBS Property Evaluation Methodology. On an aggregate basis, KNCF was 10.1% less than the issuer cash flow. KBRA capitalization rates were applied to each asset’s KNCF to derive values that were, on an aggregate basis, 37.0% less than third party appraisal values. The pool has an in-trust KLTV of 95.4% and an all-in KLTV of 99.5%. The model deploys rent and occupancy stresses, probability of default regressions, and loss given default calculations to determine losses for each collateral loan that are then used to assign our credit ratings.
