ExchangeRight Affiliate Telos Capital Achieves 21.1% Investor IRR with Value-Add Industrial Portfolio

PASADENA, Calif.--(BUSINESS WIRE)--ExchangeRight's sister company Telos Capital, a private equity real estate investment company that focuses on value-add real estate investments across all asset classes and sectors, has brought its TCF12 Columbus Industrial, LLC investment full cycle on behalf of its investors. The investment generated total returns of approximately 181% of originally invested equity and a net investor annual internal rate of return of 21.1% annualized, over 37% higher than its original base-case projections.

The portfolio invested in a cross-docked bulk warehouse property located in Columbus, Ohio that spans over 1 million square feet, representing favorable conditions for supply and demand in one of the largest industrial markets in the country. The industrial asset was acquired by Telos to generate stable monthly cash flow to investors and value-add upside potential due to the low basis and potential to strengthen the property’s tenancy. The property was leased to Costco during the COVID crisis, lengthening the lease term and improving the credit of the tenant to A+ (long-term), as rated by Standard & Poor’s.
