KBRA Assigns Preliminary Ratings to Benchmark 2021-B24

NEW YORK--(BUSINESS WIRE)--Kroll Bond Rating Agency (KBRA) is pleased to announce the assignment of preliminary ratings to 18 classes of Benchmark 2021-B24, a $1.2 billion CMBS conduit transaction collateralized by 40 commercial mortgage loans secured by 71 properties.

The collateral properties are located throughout 52 MSAs, the largest three of which are New York (22.1%), Palm Beach County (10.8%), and Las Vegas (6.9%). The pool has exposure to all of the major property types, with three types representing more than 15.0% of the pool balance: office (41.2%), mixed-use (18.4%), and industrial (13.2%). The loans have principal balances ranging from $3.1 million to $80.0 million for the largest loan in the pool, 410 Tenth Avenue (6.9%), which is secured by a 631,944 sf, Class-A office building located in the Midtown West neighborhood of New York City’s borough of Manhattan. The five largest loans, which also include MGM Grand & Mandalay Bay (6.9%), Phillips Point (6.5%), 141 Livingston (6.5%), and Pittock Block (5.7%), represent 32.4% of the initial pool balance, while the top 10 loans represent 55.7%.

KBRA’s analysis of the transaction incorporated our multi-borrower rating process that begins with our analysts' evaluation of the underlying collateral properties' financial and operating performance, which determine KBRA’s estimate of sustainable net cash flow (KNCF) and KBRA value using our U.S. CMBS Property Evaluation Methodology. On an aggregate basis, KNCF was 11.0% less than the issuer cash flow. KBRA capitalization rates were applied to each asset’s KNCF to derive values that were, on an aggregate basis, 44.7% less than third party appraisal values. The pool has an in-trust KLTV of 100.3% and an all-in KLTV of 109.2%. The model deploys rent and occupancy stresses, probability of default regressions, and loss given default calculations to determine losses for each collateral loan that are then used to assign our credit ratings.
