NEW YORK--(BUSINESS WIRE)--Kroll Bond Rating Agency (KBRA) is pleased to announce the assignment of preliminary ratings to 15 classes of CGCMT 2018-C5 (see ratings list below), a $668.2 million CMBS conduit transaction collateralized by 39 commercial mortgage loans secured by 45 properties.
The collateral properties are located in 21 states, with four state exposures each representing more than 10.0% of the pool balance: New York (15.7%), Ohio (13.1%), New Jersey (12.2%), and California (11.3%). The pool has exposure to all of the major property types, with four each representing 10.0% or more of the pool balance: multifamily (32.9%), office (21.8%), retail (18.0%) and mixed use (16.3%). The loans have principal balances ranging from $1.7 million to $65.0 million for the largest loan in the pool, 636 11th Avenue (9.7%), which is comprised of a 564,004 sf Class-A office building located in the Hell’s Kitchen neighborhood of New York City’s borough of Manhattan. The five largest loans, which also include 65 Bay Street (9.0%), Flats at East Bank (8.8%), DreamWorks Campus (5.5%) and The Retreat by Watermark (5.2%), represent 38.2% of the initial pool balance, while the top 10 loans represent 57.8%.
KBRA’s analysis of the transaction incorporated our multi-borrower rating process that begins with our analysts' evaluation of the underlying collateral properties' financial and operating performance, which determine KBRA’s estimate of sustainable net cash flow (KNCF) and KBRA value using our CMBS Property Evaluation Methodology. On an aggregate basis, KNCF was 5.9% less than the issuer cash flow. KBRA capitalization rates were applied to each asset’s KNCF to derive values that were, on an aggregate basis, 42.4% less than third party appraisal values. The pool has an in-trust KLTV of 95.0% and an all-in KLTV of 113.3%. The model deploys rent and occupancy stresses, probability of default regressions, and loss given default calculations to determine losses for each collateral loan that are then used to assign our credit ratings.

Each class’ initial certificate balance is expected to fall within the following ranges: Class D - $19,646,000 to $21,918,000; and Class E-RR - $13,164,000 to $15,436,000. The notional balance of the Class X-D certificates will be equal to the certificate balance of the Class D certificates. Credit enhancement for the Class D is expected to fall within a range of 10.060% to 9.720%.|
|2In satisfaction of the US Risk Retention rules, these classes will be purchased and retained by a third-party purchaser on the closing date. Such classes will represent an “eligible horizontal residual interest” and will represent at least 5.0% of the fair market value of all non-residual certificates issued.|
