Real Estate and Finance Veterans Launch Intellego Capital Partners, a Multifamily Investment Management Platform

Intellego to acquire, reposition and manage multifamily communities in high-growth markets

NORWALK, Conn.--()--Real estate and finance veterans Edward Lange, Darin Buchalter and Stewart Whitman have joined together to launch Intellego Capital Partners, LLC, a privately held multifamily investment management platform. Intellego will focus on acquiring, repositioning and managing apartment communities in the high-growth Southwest and Southeast regions of the U.S.

Intellego’s founders have decades of experience spanning multiple economic cycles, creating value for investors by delivering a superb living experience for residents and developing talent to achieve enterprise objectives. These leaders have held executive and board positions at industry-leading public and private real estate, consulting and investment banking institutions. Together, the experience built and relationships formed throughout their respective careers position them to execute Intellego’s investment strategy.

Most recently, Lange served as CEO of MAXX Properties, and prior to that served as CFO, COO and board member of BRE Properties (NYSE: BRE). He also served as an independent director in connection with two publicly traded REITs. Buchalter is independently recognized as a strategic advisor to directors and executive management teams of publicly traded and privately held real estate companies, private equity funds and their counsel. Previously, he served in leadership roles at Ankura Consulting Group, Navigant Consulting, Inc. (NYSE: NCI) and was a partner at Ernst & Young LLP. Whitman served as an investment banker and advisor to executive management teams of publicly traded and privately held real estate companies, and private equity funds. He most recently served as a Managing Director at Société Générale, and prior to that he was a Managing Director at both RBS and Credit Suisse.

“The demand and need for quality workforce housing presents a terrific value opportunity for investors,” said Lange. “Renovating and repositioning Class B apartment communities serves the enormous ‘renter by necessity’ customer base and realizes the return potential embedded in these properties. Darin, Stew and I have been collaborating in this sector for 25 years, know it well, and look forward to working together to build a lasting home for our residents, investors, employees and service partners.”

The fundamentals supporting investment in multifamily workforce housing are compelling. It is a defensive, resilient asset class with stable and growing demand supported by longer-run generational shifts in propensity to rent, duration of tenancy, and a growing national cohort of renters by necessity. COVID-19 has accelerated these trends, creating opportunities for well capitalized and experienced investors. Through data analytics and market relationships, Intellego will seek to identify attractive investments where it can leverage its execution expertise to create value.

“Grounded in a proven investment thesis, we are keenly aware of the importance of delivering an exceptional service-oriented experience to attract and retain residents,” said Buchalter. “By prioritizing talent and relationships – a central feature of our operating model – we seek to maximize value and generate attractive risk-adjusted returns on a consistent basis.”

Whitman added, “I could not be more excited to launch this endeavor with two colleagues who share the same values, work ethic and vision. We have moved decisively to recruit a high-quality management team and engage with critical operating partners.”
