Dealpath Launches Dealpath MCP, Connecting Investment Teams’ AI to Live Market Opportunities and Proprietary Investment Intelligence

Claude, ChatGPT, Copilot, and any AI tool that supports the open Model Context Protocol can now search the listings a firm receives, recall why its team passed on a deal, and turn an offering memorandum into investment committee materials

SAN FRANCISCO & NEW YORK--(BUSINESS WIRE)--Dealpath, the investment network for institutional real estate, today announced the general availability of Dealpath MCP, which connects the AI tools investment teams already use to their firm's deal record on Dealpath and to the live listing supply the firm receives from brokerages. Every firm can now buy the same AI models. Dealpath MCP gives a firm's AI the context only that firm has: what the market has sent it, and what its team decided about each deal.

At most firms, that context is scattered across inboxes, shared drives, and spreadsheets. An AI tool can read those files one at a time, but it cannot work across them as a single record. When a deal the firm passed on two years ago comes back to market, the AI can find the old offering memorandum (OM) but not why the team walked away. Dealpath holds both halves of that record: the listings the market sends a firm and the decision its team made on each one. Dealpath MCP opens that record to the firm’s AI.

Dealpath MCP is built on the Model Context Protocol (MCP), the open standard that connects AI assistants to business systems. This makes Dealpath MCP compatible with MCP-enabled tools from Anthropic, OpenAI, Microsoft, Google, Hebbia, Rogo, and other providers. Because a firm’s record lives in Dealpath rather than inside any one AI tool, the firm can use the AI tool it chooses today and add or switch tools later without rebuilding that record.

"Your AI is smart. Dealpath makes it informed," said Mike Sroka, CEO and Co-Founder of Dealpath. "Any firm can connect an AI tool to its systems now. The question is what that AI finds when it gets there. On Dealpath, it finds every listing the market has sent the firm and every decision the team made about it, in one record that gets more valuable with each deal. That record belongs to the firm. No competitor can buy it, and no model can replace it."

What investment teams can do

Search the listings in your inbox and on Dealpath Connect. An analyst can ask, "Which industrial listings in Texas over 100,000 square feet have we received in the last 90 days, and which fit our buy box?" The search covers listings captured from the firm's own inbox and, for firms on Dealpath Connect, live feeds from JLL, CBRE, Cushman & Wakefield, Northmarq, and Avison Young. From the same conversation, the team can add a listing to the pipeline, save it as a comp, or pull its data into the firm's Excel underwriting model.

Recall why the team passed. Dealpath records each screening decision, and the reason for it, as the team makes it. When a similar deal surfaces, the team can ask its AI what the firm decided last time and why, even if the people who made that call have moved on.

Go from offering memorandum to investment committee. Given an OM, the AI creates a draft deal in Dealpath for a team member to review before it enters the pipeline. The deal's assumptions and the firm's own sale and lease comps flow into an analyst's open Excel model, and the comp sheet and investment committee (IC) memo are built in the firm's template. When the model changes, updated figures such as NOI and cap rate write back to the deal, so pipeline reports and IC materials run on current numbers.

Built for institutional control

Dealpath MCP works within each firm's existing Dealpath permissions: a user's AI tool sees only what that user can see in Dealpath. Read access is on by default; actions that write to Dealpath, such as creating a deal from an OM, are reviewed by a team member before they take effect. Every request is logged and attributable to a user, and no client data is used to train third-party models.

Early results

“Every underwriting model from the past three years just got a lot more valuable,” said an acquisitions leader at a PERE 100 firm. “Now, when a new listing crosses my desk, I can ask AI: what went wrong in a similar deal, or what is a conservative assumption with examples to compare against? Every deal we review is measured against other relevant deals, so every new deal benefits from the lessons of the past ones.”

Availability

Dealpath MCP is available today to Dealpath clients and works with any AI tool that supports the Model Context Protocol, including Claude, ChatGPT, and Copilot. Existing clients can enable it through their Dealpath account team. To see Dealpath MCP in action or request a demo, visit www.dealpath.com/ai/mcp/.
