SWBC Launches Second Private Real Estate Fund Targeting $200M for Multi-Family Investments

SWBC RE Fund II seeks to capitalize on multi-family opportunities and deliver attractive yields for investors.

SAN ANTONIO & DALLAS--(BUSINESS WIRE)--SWBC Real Estate, LLC, is pleased to announce the launch of SWBC RE Fund II, LP (“SWBC RE FUND II”), its second real estate investment fund focused on multi-family acquisitions and future development opportunities throughout the Sun Belt states. SWBC Real Estate will be partnering with SWBC Investment Company, an SEC-registered investment advisor, to administer and operate this new private placement real estate fund for institutional and accredited investors. SWBC aims to raise $200 million for the SWBC RE Fund II, following the success of $125 million in capital commitments for its inaugural fund, SWBC RE Fund, LP.

We believe the next generation of multi-family investment opportunities will be defined by disciplined acquisitions, operational excellence, and the ability to navigate an increasingly complex capital environment.

"SWBC RE Fund II represents the next chapter in our real estate investment strategy and builds upon the success of our inaugural fund,” said Scott Rykert, CEO of SWBC Investment Company. "Periods of market disruption often create the strongest opportunities for long-term accredited investors. With SWBC RE Fund II, we are bringing together the resources, experience, and a disciplined investment philosophy that has guided our success for decades.”

SWBC RE Fund II is launching amid a market environment that presents compelling acquisition opportunities. Rising interest rates, higher operating costs, increased debt service, and elevated supply levels have contributed to declining property values in many markets. As a result, quality multi-family assets can be acquired at attractive discounts to replacement costs.

“We believe the next generation of multi-family investment opportunities will be defined by disciplined acquisitions, operational excellence, and the ability to navigate an increasingly complex capital environment. This fund brings together our investment expertise, market knowledge, and commitment of generating attractive yields for accredited investors,” said Stuart Smith, Chief Operating Officer, SWBC Real Estate, LLC.

SWBC RE Fund II features a single-promote structure with competitive management fees, offering a straightforward, investor-friendly approach for investment partners.

This investment opportunity is ideal for, but are not limited to, large institutions, pension funds, endowments, municipalities, family offices, and high-net-worth individuals.
