Baceline Investments Acquires Shopping Center in Suburban St. Louis

O’Fallon-based Four Seasons Shopping Center added to firm’s Debt Free Income Fund portfolio

DENVER--()--Baceline Investments, LLC, a boutique private equity real estate investment and management company with retail holdings throughout the Central United States, has announced the acquisition of Four Seasons Shopping Center in O’Fallon, Missouri, a suburban city west of St. Louis. Baceline purchased the property for $3.3 million.

Four Seasons is a 36,455-square-foot neighborhood retail center, currently 100 percent leased, located at 2421-2509 Highway K in the St. Charles West Trade area. Built in 1996, the shopping center was renovated in 2012 and boasts a mix of local and national restaurants and retailers.

The Four Seasons Shopping Center represents the ninth property in Baceline’s Debt Free Income Fund IV, a portfolio that includes shopping centers from various markets across the Central U.S. The Grand Marketplace retail in St. Louis, acquired by Baceline last May, is also part of the fund. The Debt Free Income Fund IV closed to new investment March 31 with $45 million in committed capital. It is anticipated that the Fund will own approximately 10 shopping center properties.
