WASHINGTON & ATLANTA--()--Hunter Realty today announced that it has significantly enhanced its capital markets function with the hiring of hotel finance veteran Angelo Stambules as senior vice president, capital markets.
“Building the capital stack to acquire, refinance, or develop hotels is more complex than ever before”
“We have always prided ourselves on providing our clients with exceptional service,” said Teague Hunter, President. "So, when our clients requested we expand our scope of services to assist them with sourcing capital, we felt it was incumbent upon us to meet their needs. Our clients today are increasingly considering larger, more complex hotel transactions. Coupled with the turbulent financial markets, we felt it was critical we identify someone with deep capital markets knowledge and hotel real estate expertise. Angelo provides unmatched experience with transactions of all sizes and strong senior level relationships with capital sources. Angelo, supported by the other experienced members of our firm, will provide executable advice and reliable financial counsel to successfully execute acquisition, bridge and construction financings that meet our clients’ needs.”
As senior vice president - capital markets, Stambules will oversee the company’s programs for sourcing and placing hotel real estate debt and equity. He will be located in the company’s Washington, D.C. office and will serve Hunter Realty’s clients nationwide. His expertise spans the entire capital markets spectrum and all product types, including urban, suburban, and resort properties across the U.S. A 25-plus year hospitality finance expert, Stambules also brings expertise and experience in development, asset management, valuation, consulting and operations.
Previously, Stambules was senior vice president-treasury/mortgage and banking for Marriott International, where he furthered the company’s efforts in structuring, underwriting and asset managing Marriott investments in senior and mezzanine loans, guarantees and credit enhancement transactions. He is a former senior vice president/senior asset manager in the Hospitality Industries Division of Capmark Finance Inc., and its predecessor, GMAC Commercial Mortgage, where over his nearly 12 year tenure, he played an integral role in the placement of more than $10 billion of senior and mezzanine hotel financings. When the economy turned in 2008, his focus turned to re-structuring and negotiating over $1 billion in work-outs and loan modifications. His background also includes roles in development with Prime Hospitality Corporation and valuation and investment analysis with Landauer Real Estate Counselors and Laventhol & Horwath. He began his career in operations with Four Seasons Hotels.
“Building the capital stack to acquire, refinance, or develop hotels is more complex than ever before,” Stambules said. “The recent recession changed the playing field for sourcing capital. With new players ever entering and exiting the market, it’s critical that we stay current not only on who is lending, but who is lending competitively. I’ve served as both a lender and a principle, which allows me to understand both perspectives, and how to create solutions to overcome stumbling blocks.”
Given the billions of dollars in hotel debt maturities that will take place over the next several years, Stambules expects “a big focus for us will be to assist clients on developing an exit strategy. These clients will likely require some combination of new senior loans, mezzanine debt, and /or equity. Given our expertise and capital relationships, we are well positioned to assist on these transactions.”
Stambules will focus primarily on capital requirements in excess of $5 million. “Our services will be especially beneficial for hotel companies that don’t have the in-house resources, but want the high-touch relationship that an internal person brings.”
Stambules holds a Bachelors of Science degree in Business Administration with a concentration in hotel and restaurant management from the University of Denver. He is a member of the Appraisal Institute (MAI) and is qualified as a valuation expert for court testimony. He has served as an adjunct professor at New York State University and is a faculty member and active participant in the hospitality business real estate investment and development program at Michigan State University. He is a regular speaker at industry conferences and is a member of the Lodging Industry Investment Council (LIIC).
