“Tricorp Hearn’s completion of its third project for SAHF was finished in 9 ½ months and within budget which is a remarkable accomplishment,” said Dennis McCray, Executive Director for SAHF. McCray explains, “I never bid projects, I just negotiate with solid contractors like Tricorp Hearn who plan out a project better than anyone I know.” He adds, “We have Tricorp Hearn manage the entire development process and we always get the best result.”
Foothill Farms Senior Apartments
Another large affordable multi-housing project underway for Tricorp Hearn is the ground-up construction of Foothill Farms Apartments senior living facility. In partnership with Sacramento Housing and Redevelopment Agency and BRIDGE Housing, California’s leading affordable housing developer, this 138-unit, $26 million dollar senior rental apartment community is targeted at seniors earning 30%-50% of the area’s median income.
Working together during the design phase, BRIDGE Housing, Tricorp Hearn and Kuchman Architects were able to make component, material and phasing selections that kept the project on budget. Amenities include laundry rooms and a 4,020 square foot community club house with a lounge, meeting rooms for resident services, and management offices. Outdoor common areas include a pool and spa area with a generous patio, community gardens, a bocce court, and several sitting areas within a landscaped courtyard.
“BRIDGE Housing is committed to building communities that revitalize and strengthen neighborhoods,” said Robert Stevenson, Project Manager, BRIDGE Housing Corporation. He states, “Tricorp Hearn’s experience with both public and private sector projects coupled with their on time and on budget track record was the deciding factor in awarding the Foothill Farms project to them.” Stevenson adds, “Our partnership in this project will have a positive impact to the region providing necessary housing to our growing senior population who are currently at or below the median income bracket.”
The Presidio Baker Beach Apartments
Another landmark multi-family win for Tricorp Hearn is a Presidio Trust renovation project currently underway in San Francisco for the Baker Beach apartment complex. Constructed in 1953, this development is located inside the historic Presidio facing the Pacific Ocean and famous Baker Beach. San Francisco’s award-winning architectural firm, Gelfand Partners, designed the renovation of the units with interior structural and cosmetic upgrades, as well as improvements to the exterior structures, and significant site upgrades to the driveway entrances and public areas.
“The Baker Beach units house a vibrant community and sit in an area of rich natural resources,” said Ann Ostrander, Presidio Trust Residential Program Manager. She comments, “It was important for us to work with a team who could provide careful, quality work with limited disruption to the residents and the natural areas, and we are pleased to be working with Gelfand Partners and Tricorp Hearn Construction.”
Multi-Family Projects Underway Across State
Tricorp Hearn’s diversified project base in both the public and private sectors proves that even in a difficult economic climate success is achievable. Tricorp Hearn has several multi-family projects under construction now and slated for 2012, in addition to other projects in the hospitality, public works, education and medical sectors throughout California.
“We apply over 30 years of experience to projects in the multi-family sector acquired from a diverse portfolio of both construction management and general contracting,” said Tony Moayed, Tricorp Hearn CEO. Moayed says, “We currently have over 1500 units under construction and expect to add another 500 units this year across the state of California.” He adds, “We attribute our success with our approach to develop a collaborative partnership with the entire project team working toward a common goal together.”
