Catalyst IOS Announces $163.5 Million Sale of 18-Property Industrial Outdoor Storage Portfolio

Transaction comprises two separate portfolio recapitalizations across 7 high-barrier-to-entry East Coast markets

NEW YORK--(BUSINESS WIRE)--Catalyst Investment Partners (“Catalyst”), one of the largest owners and operators of industrial outdoor storage (“IOS”) properties, is pleased to announce the successful sale and recapitalization of two IOS portfolios totaling 18 properties valued at $163.5 million with a large state pension fund (the “Portfolios”). The Portfolios span 7 high-barrier-to-entry, supply constrained markets across the East Coast, acquired over the past four years by Catalyst’s first and second IOS funds. The Portfolios are leased to high-quality tenants across a diverse range of industries, including equipment rental, e-commerce, logistics, home services, building materials and infrastructure, among others.
